The Village by High Park, the electrical rooms - photo post

Well this is just as exciting to this author as all the other photos from the blogs tour of the Village by High Park development.  In the photos below you are inside the election control and distribution rooms. These rooms are placed at the north west corner of the development at the south east corner of the Keele St underpass (subway).

The Village by High Park, Retail what if?

It's  the most obvious location for what type of  retail operation? -  a restaurant, a clothes cleaner, a convenience store, a flower store, a dollar store, a hobby store or art store.  But someone or some corporate entity probably is  planning on making a go the ground-floor space at the The Village by High Park, aka the old Canadian Tire Keele St site. what will/should it be?

As you may know, this tower is a condominium hybrid mix of affordable units and some retail  built by Deltera Construction for the Options for Homes company. For the moment the space is undivided to offer flexibility with the leasing opportunities.

Is this where the chains stores such as Starbucks will place themselves in the Junction?

Below is an image of a similar type and size retail operation at the bottom of a condo development - gives you an idea of what retail along this stretch will look like.

This area is undoubtedly filled by concrete by now and the building 3 three stories higher, yet it does provide a great insight to volume of materials needed to build this building.

In todays Village by High Park video  Sean McCaffrey the senior site superintendent for Deltera  provide a audiovisual tour of the mechanical systems for domestic and fire water use.

The Village by High Park, Options for Homes, and Deltera a most winning combination for the community

Building development that recognizes and grows a community is a great goal and often is missed. Not with  The Village by High Park development being constructed On Keele St just north of Dundas St. West. partnership of the Options for Homes corporation and the builder Deltera. Through the study of  the communities past built  history and current needs of the prospective buyers  they have designed and are constructing a building which will not only serve the people who will live in the a building but one that with attend to the community though a integrated visual appeal. During  the blogs tour of the construction site last week I was stuck by the partnerships adept understanding,  reworking and adaption of historical elements of local buildings there cut lines and brick facades with the addition of new methods of design and construction. The partnership is creating a new building greatly suited to the community both past and present.

All of this corporate effort is greatly enhanced and in this authors opinion , handsomely aided and made manifest by the choice a senior site superintendent with deep historical connections to the area. Deltera's senior site superintendent Sean McCaffrey is a direct descendant of Samuel Nordheimer the owner of the Nordheimer Piano factory pictured below.

Unfortunately, the Samuel Nordheimer Piano factory building no longer exists in the Junction. (2nd image below) Yet  what a great visual image it gave to the community and would still have added had it survived.  We no longer have many of buildings and businesses built by the visionary industrialists that made the Junction great during it's manufacturing origin.

Mr McCaffrey who invited the blog to tour the site gave a great amount of useful and interesting information and insights about the project which we will in the coming flow of posts about the project communicate to you. Also he has taken interest and understands how important this 1st major addition to the Junction community in many years will help redefine the community. All be... I felt the same feeling of visionary development and thoughtful effort in him that his forbearer Samuel Nordheimer must  applied to his work in the Junction.

As regular readers of the blog will remember, the blog followed closely Mr McCaffrey, Deltera and their team of masons as they historicity rebuild the return wall of the CPR subway Bridge this past summer. That is just one example of the thought and commitment being put forward on the project more will follow in the coming posts.

Below is  our 1st series of images related to the text above  and below these images the blogs 1st images of the inside of the site  - hope they excite all of you as much as they did this author.

The Village by High Park, shows it's street presence

The options for homes condo building closest to Keele St. is  showing what the new buildings shear scale will mean to the stretch of Keele St. directly in front of the development.

No real setback from the street appears to be present that will allow for stop and talk on the Keele St. side, which could be a good thing as Keele St. in this area is really becoming a pass through arterial road in a big way. Hopefully the new east - west alignments of the  two new building fronts will  result in a new role for "hill road" that existed on the site for so long. If new retail at the base of the building is put in it could help bring the area directly into the community.

The Village by High Park condominium project is quickly getting both building units up and out of the ground.  While the 1st building  started has now crept past the height of the rail tracks, the foundation excavation for the second  is underway.

The Village by High Park putting back some historical elements?

During past few weeks the Options for Homes development on Keele St.  just north of Dundas St. West,  has seen alot of activity, just none of it lending itself to interesting  images the told a story of progress. They have been working on the foundation area of their  1st  tower, as can be seen in the concrete form work in the 1st picture below.

But the real great and interesting item of note and the reason for this post today is that they appear to be replacing some of the stone they removed from the historic wall that ran along the side their lot on Keele St.  In the picture they may be  returning the wall into their lot, that is -  where the original wall ran along Keele St., they are replacing a section at a right angle for maybe 20 feet.

Many of the removed rocks sat in their lot for for some time this may be the reason.

The view along Hook Ave, will change greatly with the addition of the now being consrtucted Village by High Park 1st building.

In the image to the right is drawn in a yellow rectangle of approximate scale  to the new building.

People  buying units in this building on the east face will have some great views towards the central city.

Village by High Park is a high rise condominium development consisting of one 16 storey 296 unit condo and one 23 storey 311 unit.  Commercial retailspace will also be provided at ground level.

 Project update

·       September 2008 – Demolition was completed on the old Canadian Tire store

·       October 2008 – Shoring work to hold back the CP rail lines in progress

·       December 2008 – Continued on site preparation

·       January 2009 – Crane installed to begin Tower B (16 storey 296 unit)

 Looking forward

·       Spring 2009 - Crane is installed to begin Tower A (23 storey 311 unit)

·       Early Winter 2009 – Tower A and B external structure complete

·       Winter 2010 - Internal work to compete suites, amenities and HVAC

·       Spring/Summer 2010 – Occupancy begins!

 

Options for Homes is also hoping to hold a community celebration this spring

The Village by High Park, Site prep for foundation - photo update

The site this past summer.



They continue to introduce I beams into the ground to provide structure for a bearing wall which will hold back the surrounding earth when they dig the ground out for the foundation. To do this they took down more of the subway wall, hopefully they will not need to take down any more.



This machine was used quite a lot at the railroad side of the lot, it will be interesting to see how it's used (if at all) on the Keele St side and the Gas station side of the lot.

Old Cantire store shoring that they are keeping?

But this is really exciting -  Deltera, really their subcontractor, is still working on the railway line shoring wall. This wall which will and has to be designed and built to hold back the railway tracks is so Junction. It abuts the original railway subway, it holds the railway together much as the old Cantire Store foundation did and still does in parts, and will be an important part of the new condo building.

If you click in the cloud tag on The Village by High Park text you can view posts with images following the process they used to… 1^st remove and level the soil hill mass that was against the wall and the old building in areas, then strengthen the ground with new temporary rock fill…then drill  & place in the steel ibeam shoring, then remove the soil mass until they had a shear wall.

Tieback work at The Village by High Park

The site really is all about tiebacks now, some earth moving, and there has been a inclined drilling machine on site for a number of days which seems to be working on tiebacks for the railroad wall. Of course, the required CPR watcher is in attendance.

Because the fun is really visual at this time we asked a local professional photographer  to get some great tieback work shots.

The Village by High Park, really busy past few days at site

The site has been particularly busy, with a lot of work going on about the area of the retaining wall with vertical ibeams being driven into the ground and a whole lot of grey rock being placed in the area about 1o meters from the track side of the lot.

The project moves on with the further inserting of piles into the ground and the removal of the last sections of the foundation. As the work is watched, an interesting question is, will they dig the lot out to a normal foundation level right to Keele St. and to the tracks, which may necessitate the complete removal of the old subway wall.
